East Coast Carpets are firm advocates on transparency between landlords/property managers and tenants. We have found that tenants that have good relationships with their PMs or landlords are more likely to report accidental damage. This means we can come in and repair the damage correctly the first time. Ultimately saving the landlord money down the track!

What do you need to know:

Landlords and Property Managers:

  • The name and colour of the carpets installed in the property. 
  • Wherever possible, we will leave remnants at the property to be used if a repair is needed.
  • When this isn’t possible, we will use carpet from a wardrobe (which we will replace with the same carpet & colour).
  • We will only recommend a full replacement where the carpet is too damaged to be repaired.
  • Your tenant is entitled to get their own quotes for repairs if they deem your quotes to expensive.
  • Tenants only have to pay the average of all the quotes if you choose to go with a certain company and they are more expensive.

Tenants:

  • You have a legal obligation to tell your PM or landlord that damage has occurred and you are planning to repair it.
  • Unauthorised repairs will impact their insurance and they have every right to come after you for “damages”. As a result, costing much more than the initial repair costs.
  • By informing your PM/landlord, they can tell you:
    • Who installed their carpets;
    • What carpet is down;
    • How old the carpet is;
    • If they plan on replacing the carpets anyway.
  • You are entitled to get your own quotes, but so are they.
  • However, you only have to pay the average of all the quotes if they choose their own repairer as they do get final say in who carries out the works.

There are countless carpet layers that can carry out repairs- many of them subcontracting to bigger companies.
However a large portion of those do not have any insurances as they operate under the bigger companies insurance. Consequently, this insurance does not cover side jobs.
Consequently, remember to ask whoever provides you with a quote if they are insured because your landlord will need this for their insurance.

What to remember:

We will always urge tenants to contact their landlords/PMs when they call us to repair their carpets- in fact, one of the first questions we ask is “is this a rental and are you the tenant”. East Coast Carpets do not carry out repairs without landlord/PM approval due to the legal liability it leaves the tenant.
